As the Head of Operational Building Safety, in this newly created role, you will lead and have overall operational responsibility for operational fire safety compliance. Ensuring consistent and quality fire safety compliance management, servicing and maintenance, repairs, and improvement. Ensuring that they meet both statutory and non-statutory responsibilities in relation to legislation and associated building regulations.

  • regulatory duties carried out by the teams under the Building Safety Act.

Job Description

The key responsibilities as the Head of Building Safety are as follows:

  • Leading on the delivery of achieving standards and demonstrating the required culture and behaviours relating to fire and operational building safety, including close liaison and collaboration with other operational teams across the business.


  • Leading at an operational level on resident safety, build quality and maintaining fire and building safety provisions.


  • Delivering operational duties in line with the relevant policies, framework and the fire and building safety strategies.


  • Leading the team in the collection, production and delivery of information required to secure Building Assessment Certificates from the Building Safety Regulator (BSR).


  • Lead a specialist operational fire safety advisory service and direction to the appointed fire consultants and contractors in order to deliver excellent compliance and resident safety and security.


  • Leads on the production of all fire and building safety related procedures and ways of working, ensuring that policy is adhered to.


  • Collaborate closely with colleagues across the business to deliver on operational duties, particularly with the Head of Strategic Building Safety, Head of Strategic Fire Safety and the Corporate Health and Safety Teams.


  • Develop strong and effective relationships and influence with key internal stakeholders particularly Corporate Health & Safety, Major Works Team, Scheme Adoption, Housing Management and Development, to support operational fire and building safety duties including for example, the Golden Thread obligations and requirements.


  • Regular liaison with the Director of Building Compliance: Property Services, and where required Executive Group members, senior regional staff and teams across the organisation.


  • Lead the operational FBSMT members in working with external contractor partners / consultants as required to deliver on FBSMT duties (specialist surveys / assessments, e.g. Structural Assessment / Cause & Effect / Fire Strategy documents).


  • Lead with the Director of Building Compliance to ensure all operational fire and building safety activities are appropriately forecasted, fully costed and adequately budgeted for.

The Successful Applicant

The successful Head of Operational Building Safety will require the following skills/experience:

  • Experience of leading a large business critical team at minimum of Tier 3 (Head of Service / Assistant Director / Director), that includes leading people managers and technical experts to ensure a strong, cohesive and collaborative team culture. Along with , supporting, mentoring and developing a team, having the skills to innovate and inspire. Ability to support team through periods of intense and rapid change (new policies, procedures and legislative requirements).
  • Able to get into London on a weekly basis
  • Exceptional organisational skills, able to lead others and delegate appropriately. Experienced in the lead management of projects, in particular awareness of critical path. Can strike the balance of paying exceptional attention to detail, whilst also being able to succinctly summarise the overall position
  • Hold or working towards the Level 6 in Building Safety, and / or an equivalent degree level qualification. Fire safety management in Social Housing sector/specialist knowledge & experience of leading an operationally technically competent service, operational building safety team management, have expert knowledge in requirements for defective external wall system inspection, remediation processes, supporting teams in preparation for building assessment certificate applications, building safety case report creation
  • Experience of collaborating with and leading service delivery with a range of stakeholders and working at a senior management level to achieve results and developing positive relationships with internal and external stakeholders, residents, non-resident leaseholders and regulatory bodies
  • Leading a positive and collaborative approach to service delivery, providing excellence in customer service
  • Degree level education or equivalent in the relevant field or membership with a relevant professional body (i.e., IOSH, IFE, IFSM, IFPO, CABE, CIBSE, RICS or CIOB) or similar membership body with relation to the built environment and or building safety management would be equally adequate. Or working towards a relevant professional qualification / professional membership
